- Our rates are divided into seasons, with each one having it's own pricing.
- Available stays during the Summer: Sunday to Wednesday, Wednesday to Sunday or Sunday to Sunday for high season Memorial Day Week until September 1st.
- Available stays for non-summer months: any 2 nights minimum for low season September 1st to December 1st and March 1st to Memorial Day Week
- Dare

included in the base price in the week long summer package!
- Swimming Pool (open May 1 to October 1)
- All prices
are for each guest. Singles add a 20% surcharge for the high season
only.
- All of our cabins and rooms have their own private bathrooms and all buildings have air conditioning.
- Some activities (Rafting April 15th-September 1st) and tubing
are not available during low and winter seasons due to related weather
conditions.
- Special repeat
guest discount-after your 3rd paid visit to our ranch, you receive a
10% lifetime discount for any non-discounted time.

Our base price below includes everything at our ranch except the following items:
- Saloon
- Purchases from store
- Picture purchases
- Fishing license
- Individual horseback lessons
- State and Local Taxes are added to your bill.
- Recommended Service Charge of 15%
At the time you make reservations unless otherwise stated, a 30% deposit is required and can be paid either by personal check or by credit card receipt. You balance is due the day you check out and can be paid by cash, check or credit card.
2012 Gift Certificates available now
Buy your certificates now for significant savings for 2012. Each certificate is good for the following:
1 adult or 1 teen or 2 kids ages 5-12.
Here is what they cost:
Each Gift Certificate costs $1100.00 dollars when you purchase.
We add state and local taxes when you arrive to redeem.
Your recommended service charge is 15%.
Here are your savings off the regular rates:
1 Adult saves $475.00 dollars or 30%
1 Teen saves $175.00 dollars or 14%
1 child saves $425.00 dollars or 44%
(2 kids use 1 Certificate)
Tip: If you only have 1 child don't purchase a certificate for them. We will give you 40% off the regular rate for that child with the purchase of 2 adult GC during this promotion.
Promotion expires December 31st or when 25 are sold.
2012 Repeat Guest Discount
If you've stayed with us in the past, and would like to return in 2012, we have a discount for you. Save 35% off next years rate by making your reservation between December 1st and December 31st, 2011. You pay 25% down, 50% by Feburary 28th and the balance when you arrive. You can use this discount for any period of time next year from March 1st to October 31st 2012. Your taxes are automatically included in your deal. You can choose to include your recommended service charge now or when you check out.
