- Available stays: any 2 nights minimum for low season August 23rd to December 1st and March 1st to Memorial Day Week

are for each guest. Singles add a 20% surcharge for the high season
only.
- All of our cabins and rooms have their own private bathrooms and all buildings have air conditioning.
- Some activities (Rafting April 15th-September 15th) and tubing
are not available during low and winter seasons due to related weather
conditions.

guest discount-after your 3rd paid visit to our ranch, you receive a
10% lifetime discount for any non-discounted time.

Our base price below includes everything at our ranch except the following items:
- State and Local taxes
- Purchases from store
- Picture purchases
- Fishing license
- Individual horseback lessons
- Saloon
- Gratuity (15% of pretax total is industry wide average with 100% going to our staff that serves you as our guests)
At the time you make reservations, a 30% deposit is required and can be paid either by personal check or by credit card receipt by fax. You balance is due the day you check out and can be paid by cash, check or credit card.
Specials: Big Groups discount for 2010 & 2011-limited time
Only 1 discount type available per visit
1. Any family reunion, church group, or any group of 25-40 qualifies for a 30% discount. You can use this discount for the year 2010 or 2011. A 50% deposit is required to reserve. Cut off date for this discount is March 31st, 2010. Discount available for high and low seasons only.
2. Same as above but with a group from 15-24 qualifies for a 20% discount. A 50% deposit is required to reserve. Cut off date for this discount is March 31st, 2010. Discount available for high and low seasons only.
3. Same as above but with a group from 10-14 qualifies for a 15% discount. A 50% deposit is required to reserve. Cut off date for this discount is March 31st, 2010. Discount available for high and low seasons only.
February Special-buy now for 2010 and save big
1. Make your reservations by February 28th for 2010, and save 12% off the regular rate for week long stays with a 30% regular deposit, your balance is due at check out. Excludes special weeks.
2. Make and pay your reservation in full by February 28th for 2010 including taxes and gratuity and save 27% off the regular rate for week long stays. Excludes special weeks.
